Manchester's latest high-rise office building is about to get fully underway with preparation of formwork on site to allow the pouring of the first concrete.

Chancery Place is a 15 floor office building in the very heart of Manchester's office district that despite occupying an area of a mere 0.2 acres manages to cram 12,000 square metres of commercial space into the scheme.

HKR were briefed by the developer, Chancery Place Developments Ltd, that they should try and maximise the office area on the plot. The close proximity of the island site to Manchester's famous gothic town hall ruled out a truly tall building so to fit it all in the building overlaps the pavements above the ground floor and makes the already crammed street even denser.

To increase the commercial appeal of the building further, each floor has been designed so that they can be divided into two separate tenancies if needs be with the prime office areas lopping around the outer areas of the building and surrounding the single core.

Chancery Place fits closely to the actual irregular shape of the plot with the corners providing the opportunity for soft curves that combined with the enveloping glass floor to ceiling curtain walling help create slick and smooth look.

This marks a change from the last design of Chancery Place by HKR which was visually busy with jagged corners and included a visible service core rather than the current concealed one.

At ground level there is a double height floor with reception areas and retail space whilst the top floors step back slightly with glass angled fins jutting out above the roofline working as a façade overrun that helps add an finishing airy touch to the squatness.

Completion of the building, funded to the tune of £28.7 million by Allied Irish Bank, is set for the second half of 2008.
